Properties are secured according to investor or insurer guidelines. All services are completed per investor guidelines and local codes and ordinances.

In cold climates, vacant properties are vulnerable to costly damages from frozen and burst water lines. We winterize all plumbing system and any type of heating system. Whenever possible, utilities will be turned off. If a sump pump is present, electricity will remain on.

Interior and exterior debris that creates a potential hazard or may result in violations is routinely removed from properties. All interior and exterior debris is removed once property has gone through foreclosure to licensed dumping facility.

Grass is cut according to FHA regulations. Shrubs are trimmed per client request. Lawn maintenance is performed according to client instructions and guidelines. During lawn maintenance, properties are checked to assure that they are secure.

Snow accumulation is important to provide safe access to properties. We maintain all walkways and driveways, per our client’s request and instruction during the winter.

Damaged Properties can result in costly repairs to the client if damages are not addressed timely. Sometimes damages also can result in city issued citations and violations.
